Our Process

0. ONBOARDING
We start with creating a clear and concise scope based on requirements, budgets, regulations and limitations on site. We set the boundaries for the project so we have a clear perimeter within which we will start designing. In this phase we require your full attention and cooperation as the information provided by you is essential for us to be able to successfully complete this preliminary stage as a preparation for the design process. Once this has been set, the fun begins.
1. ARCHITECTURAL CONCEPT
In summary, we will guide the process from incorporating the measurements of the site into workable drawings for use in the planning and development of an architectural concept fitting your budget. We advise, steer and create based on scope and requirements set by the client and the environment of the build. Once the scope and budgets are clear, we will move forward with a Square Meter Budget to be allocated based on the program, circulation, regulations and site conditions to create a Master Plan that can be reviewed and adjusted until a favorable outcome is achieved.
2. ENGINEERING
After finalizing the concept we consult with an external Structural Engineer, MEP Specialist and other specialists that are needed to confirm the plans and discuss cost and feasibility. We incorporate the feedback into the concept, make adjustments where necessary and get everything approved before we start the biggest part of the project, which is the creation of drawings.
3. MASTERPLAN & 2D LAYOUTS
Based on this Master Plan, we will start working on 2D CAD layouts, elevations and section sketches for the buildings and the connecting features until a final layout for the entire project has been achieved.
4. DETAILING & 3D MODELING
Based on the 2D layouts we will create a 3D model for review and continue the iterative design process. During this stage you will be able to review and adjust the design to fit your needs more specifically and apply materializations that fit the vision and marketing of the resort. Once finalized, the 3D will be locked and we will commence with finalizing the design by adding the functional elements.
5. MEP, HVAC, ELECTRICAL & LIGHTING PLAN
Mechanical, Electrical and Plumbing + Heating, Ventilation, and Air Conditioning
We will then move forward to implement a practical plan for the functional technical solutions required and implement them in the drawings once sketches has been approved.
6. CONSTRUCTION DRAWINGS & DOCUMENTATION
The last phase is implementing the design into workable construction documentation and ready for bidding. The BOQ can be done based on the drawings provided and the project can be either 1. Built by a contractor of your choice or 2. Sent out for bidding before construction commences. With these documents the PBG (formerly IMB) building permit application can be started.
7. MATERIAL SPECIFICATION DOCUMENTATION
Materials, finishings, Doors & Windows, sanitary specifications will be finalized for preparation to the next step of creating the final drawings set.
8. CONSTRUCTION GUIDANCE (OPTIONAL)
Once construction commences we can provide ad-hoc guidance and weekly on-site supervision to ensure building is done to spec and to be stand by for any questions/issues that arise during construction, such as adjustments based on findings or changes by client (change orders). This full service is offered at a monthly fee that is calculated based on project location (measured from Ubud, Bali).
9. FINAL PROJECT HANDOFF
Once the project is finalized and everything is installed we will send you a final invoice and you will be required to sign a sign-off document finalizing our contract. We will request a one-day slot to create video and photo material for our portfolio at a later date, which will be our way of preserving our pride and joy.
