Clarity is the foundation of exceptional design. By defining each step beforehand, we ensure a seamless journey from concept to completion. This structured approach minimizes uncertainty, enhances collaboration, and guarantees results that align with your vision. Explore the detailed process below to see how we bring your ideas to life.
1. ONBOARDING: PROJECT DEFINITION
We enter the first formal phase of collaboration:

We analyze your requirements, vision, lifestyle or brand direction, and site conditions.

We define the constraints: local regulations, environmental limits, budget, and buildable parameters.

This phase is non-creative but critical: a solid foundation without which design will fail.
Your full attention and involvement are required. Once confirmed, we enter creative mode.
2. ARCHITECTURAL CONCEPT DEVELOPMENT
We interpret the information into spatial strategies:

Site measurements are translated into early zoning and programming layouts.

A Square Meter Budget is applied across functions to keep the project grounded in financial reality.
-
Circulation, privacy, orientation, views, and spatial experience are all addressed.
-
A Master Plan emerges, which we refine iteratively until alignment is reached.
3. ENGINEERING & TECHNICAL FEASIBILITY
We consult external specialists:

Structural Engineer
-
MEP Consultant (Mechanical, Electrical, Plumbing)

Other specialists based on project needs (e.g. pool, landscape, septic, solar)
Their input ensures the concept is feasible, buildable, and structurally sound. Adjustments are made if needed before moving forward to the documentation phase.
4. MASTER PLAN & 2D LAYOUTS
From the approved Master Plan, we begin the drafting stage:

2D CAD floor plans, sections, and elevations

Site-wide integration of buildings, access, and infrastructure
-
Sketches to help visualize massing and hierarchy
This is where the project becomes real, spatially and dimensionally.
5. DETAILING & 3D MODELING

A full 3D model of the project is built.

You review design refinements, test ideas, and explore spatial options.

Materials and finishes are introduced conceptually, aligned with your vision or brand.
This is a dynamic phase requiring your input. Once finalized, the model is locked.
6. TECHNICAL DRAWINGS: MEP, HVAC, ELECTRICAL, LIGHTING
We create the technical documentation required for:

Power layout
-
Plumbing
-
Lighting concepts
-
HVAC integration (if applicable)
These systems are resolved in drawing format, and final sketches are reviewed before inclusion into the complete design set.
7. CONSTRUCTION DRAWINGS & DOCUMENTATION
This is the most work-intensive phase:

Full construction drawings are created
-
Details, annotations, and specifications are added
-
The result is a build-ready Architectural Drawing Set, suitable for bidding and permit approval (PBG)
You can now begin tendering or appointing a contractor.
8. MATERIAL SPECIFICATION PACKAGE
We finalize the Materials Book, including:

Finishes, textures, colors, hardware
-
Sanitary ware, kitchen fixtures, door/window specs
-
Local material sourcing notes if required
This package ensures consistency during procurement and execution.
9. CONSTRUCTION GUIDANCE (OPTIONAL SERVICE)
We can remain involved during the build via two services:

Ad-hoc Consultation (as needed, billed per session)
-
Weekly Supervision Package, including site visits, reporting, and troubleshooting (monthly fee)
This ensures that your project is built as drawn, and we remain available for clarifications or change orders.
10. FINAL HANDOFF
Once construction is completed and installations are done:

A final walk-through is conducted

We issue a Sign-Off Document ending our contract

A final invoice will be sent
-
We schedule one day for video and photo documentation of our work for our internal archives and portfolio.
This phase marks the completion of your journey with ROH.
